Discretionary Use Notice – 234 Grenfell Heights

Notice is hereby given that the Town of Grand Falls-Windsor has received a Discretionary Use Application for Plex Housing at 234 Grenfell Heights. The applicant proposes to construct 2 units in the basement of the existing 2 unit dwelling.
As per recent Development Regulation Amendment No.12, 2024, Plex Housing is defined as a building which has three or more Dwelling Units and may be called a triplex, quadplex or 5-plex, etc., and may include condominiums. This type of use is now identified as a discretionary use in the Single Until Urban Residential Zone (RS-3) in the Town of Grand Falls-Windsor Development Regulations (2022-2032).
A notice is to be mailed to all persons whose land is in the immediate vicinity of any proposed development that is considered a discretionary use in the use zone and to be posted to the Town’s social media pages.
Anyone wishing to make an objection or representation on this matter, must do so in writing (petitions will not be accepted) and the objection or representation must be received by the Development Department, Town of Grand Falls-Windsor, 5 High Street, P.O. Box 439, Grand Falls–Windsor, NL, A2A 2J8, or by email to planning@townofgfw.com no later than 12 Noon, June 13, 2025.
