Building Inspector II (Permanent, Full-Time)

DUTIES
- Review and make recommendations on all applications for development permits submitted to Council for approval pursuant to regulations made under the Urban and Rural Planning Act. Review plans for new construction, additions and alterations to residential and commercial buildings to ensure compliance with applicable codes and regulations. Issue required permits.
- Interpret zoning and building codes as required by permit applicants. Ensure compliance with Town of Grand Falls-Windsor Development Regulations and Urban and Rural Planning Act.
- Inspect commercial and residential buildings during various stages of construction and remodeling to ensure compliance with applicable codes and regulations.
- Maintain accurate records of development permits, reports, and property/building inspections including photographs.
- Work with Architects, Engineers, Contractors, and General Public both in the field and the office to explain and interpret building requirements and restrictions.
- Maintain good communication within the organization.
- Participate in professional/public meetings and training as required.
- Issue violation notices and stop work orders until building is compliant.
- Inspect properties to ensure compliance with all associated regulations. Make recommendations for cleanup orders on properties non-compliant.
- Prepare reports and briefs as directed by Director of Engineering and Works.
- Assist Fire Inspector with inspections relating to fire and life safety.
- Prepare plans, specifications and preliminary estimates as needed for in house municipal infrastructure works to meet required codes and regulations.
- Assist the Planning/GIS Technician as required relating to Town of Grand Falls-Windsor Development Regulations and the Urban and Rural Planning Act.
- Other related duties that may be assigned.
SALARY
As per CUPE Local 1349 Collective Agreement (2025 – $33.28 per hour)
QUALIFICATIONS
- Diploma in Civil Engineering Technology or Architectural Engineering Technology
- Three years experience working in a municipal environment
- Proficient in the use of AutoCAD Arch 3D, Microsoft Office and Adobe Pro.
- Experience in G.I.S., AutoCAD Civil 3D/Map 3D would be an asset.
- Knowledge of the Town of Grand Falls-Windsor Development Regulations, National Building Code of Canada, and Urban and Rural Planning Act is a requirement.
- Must possess excellent communication and interpersonal skills.
- Must possess a valid driver’s license.
- Must be eligible for Certification by the Association of Engineering Technician’s and Technologists of Newfoundland and Labrador (AETTNL).
